Pali Ke Kua Condo

The Pali Ke Kua condominium complex is located within the Princeville Resort on Kauai’s fabulous North Shore. The name “Pali Ke Kua” is most commonly interpreted as “Cliffs of God” …..although technically, in the Hawaiian language it could also refer to “a beautiful woman”. Either interpretation is appropriate! Perched high on the edge of an ocean bluff, Pali Ke Kua overlooks Bali Hai to the west, Turtle Cove, the nearby infamous Queen’s Bath …or fabulous ocean and golf course views to the north. Enjoy our famous Humpback Whales during the winter & spring months, or dolphins and Cruise ships year ‘round. The complex offers a private paved flower-lined path leading to a secluded sandy beach where you can picnic, swim, snorkel or just sunbathe. FS or LH? When this 22 acre project consisting of 99 Polynesian Style units was built in the mid-seventies, all 99 of the units were Leasehold (LH) with 65 year leases. Unlike the more normal Fee Simple (FS) ownership on Kauai, Leasehold is where one owns the unit itself ………someone else owns the land (common element) …………and one pays a “ground lease” payment to the land owner. Today, only 7 Leasehold units (scattered throughout the complex) remain ……..the others having been offered for buyouts over the years. Most still have ~30 years remaining on the lease term. Because Leasehold properties offer no guarantee that the lease will be renewed …….or offered for sale (buyout), they typically can be purchased for approximately half the price of the equivalent Fee Simple unit.

TIP: If you planned on vacation renting a LH unit, remember that the guests pay the same rental monies as for a (double the price) Fee Simple unit.
